PropPay Rent collection

Rent, collected.
Nothing to learn.

PropPay is a planned DomoDomu product that will do one thing: collect rent for independent landlords with 1 to 20 units. Add a unit, invite your tenant, set the rent and due date, and PropPay will pull rent from their bank on schedule, send the reminders, add late fees, and pay out to your bank.

  • For 1–20 units
  • Payments processed by Stripe

Illustrative PropPay dashboard: $3,900 of $6,925 collected this month across 5 units, with each unit marked paid, partial, pending or overdue.

Retire these

“Hey, just a reminder rent was due…”PropPay emails tenants before the due date and on it, so you don't have to.
Venmo requests and Zelle screenshotsRent comes in by bank transfer, on the same day every month.
Driving to the bank with checksPayouts go to your bank account. Still get the odd check? Mark it paid.

How it will work

Set it up once.
Then leave it alone.

Four steps, and most of them happen one time.

  1. STEP 01

    Connect your bank

Sign up and complete Stripe's onboarding so rent can be paid out to your bank account.

  2. STEP 02

    Add your units

Add each property and unit. Set the rent, the due day, a grace period and a late fee.

  3. STEP 03

    Invite your tenants

Each tenant gets an email invite. They create an account, connect their bank, and can turn on autopay.

  4. STEP 04

    Rent comes in

PropPay charges on the due day, sends reminders and receipts, and adds late fees after the grace period.

Planned features

Everything for rent.
Nothing else.

What PropPay is being built to do at launch. No maintenance tickets, no lease folders, no ledgers. Just the parts that get rent from your tenant's bank to yours.

Payments

Recurring ACH payments

Rent is charged from your tenant's US bank account on the due day each month. Payments are processed by Stripe.

Tenants

Autopay for tenants

Tenants can turn on autopay or pay each month themselves from their own portal.

Reminders

Reminders that send themselves

An email three days before rent is due, another on the due date if it's unpaid. You can also send one by hand.

Late fees

Automatic late fees

Set a grace period and a fee per unit. If rent is still unpaid after the grace period, the fee is added.

Offline

Cash, Zelle, check & partial

Mark rent paid manually when it arrives another way, and log partial payments so the balance stays right.

Dashboard

One dashboard, every unit

See each unit at a glance: paid, pending, partial, overdue or failed.

Email

Receipts and failure alerts

You and your tenant both get an email when a payment goes through, and when one fails.

History

Payment history & CSV export

Every payment in one list. Export it to CSV for your spreadsheet or your accountant.

Changes

Rent changes & move-outs

Change the rent and the tenant is notified. Offboard a tenant to stop charges while keeping their payment history.

By design

What PropPay doesn't do, on purpose

  • Maintenance requests
  • Lease storage & e-signatures
  • Accounting integrations
  • Mobile app
  • Multiple logins per landlord
  • International payments

PropPay works in your web browser. If you need the rest of property management, see LandlordOS.

Pricing

Pricing
at launch.

PropPay's price will be announced when it opens. People on the founder list hear it first, along with founder pricing for early sign-ups.
