Buyers, lenders and title companies need to know what they are taking on. A resale certificate (also called a resale disclosure, estoppel certificate or status letter, depending on the state) typically states the seller's current balance, the regular and any special assessments, and any known violations, and comes with the governing documents, budget and recent financial information.
Many states regulate the packet: what it must contain, how quickly the association must deliver it, and how much it may charge for it.
Because the buyer may rely on the balance stated, it needs to come from an accurate unit ledger.
