PropPay Autopay & reminders

Rent autopay
and reminders, on their own.

PropPay posts each month's rent five days before it's due and emails the tenant a reminder when rent is posted, on the due date and three days late, each time with their pay link. Tenants who turn on autopay are charged from their bank on the due date. You don't have to send anything.

  • Reminders by email
  • Autopay by bank
  • Never sent twice

Example PropPay reminder schedule for rent due November 1: posted with a reminder on October 27, a due-today reminder on November 1, and a late reminder on November 4.

01 / Reminders

When does PropPay send rent reminders?

Three times a month at most, and only while rent is unpaid. Five days before the due date, PropPay posts the month's rent and sends the first notice. On the due date it sends a “due today” reminder, and three days after, a late one. Every message carries the tenant's pay link.

Reminders go by email. Once the tenant pays, or you mark the month paid, the rest stop. Tenants on autopay get a heads-up instead of a request, and no “due today” nudge.

  • Each reminder is sent once, never twice
  • A tenant's first rent is the first due date after you add them
  • Change the rent or due day, and it applies from the next month posted
  • Need to nudge sooner? Press Remind on the tenant's page

02 / Autopay

How does rent autopay work in PropPay?

When a tenant pays by bank, they can tick Pay future rent automatically. PropPay saves that bank with Stripe and charges the rent from it on each due date, plus the service fee if the tenant pays fees. The posted notice tells them the amount and the date in advance.

If an autopay charge is declined, PropPay doesn't keep retrying: both of you are emailed, the rent stays open, and the tenant can pay from their link. Tenants can turn autopay off from the same link, which removes the saved bank, and you're emailed when they do.

Bank onlyAutopay runs from a bank account. Credit card payments are made one month at a time.

Good to know

What PropPay doesn't do

By design

No late fees

The late reminder is the only thing that happens when rent is late. If you charge late fees, collect them yourself or use LandlordOS.

By design

No custom schedule

The reminder days are the same for every landlord, so tenants always know what to expect.

Not included

No card autopay

Autopay needs a saved bank account. Card payments are one at a time.

Not included

No retries

A declined autopay charge isn't retried; the tenant pays from their link.

FAQ

Autopay and reminder questions

Does PropPay send rent reminders automatically?+

Yes. PropPay emails the tenant five days before rent is due, on the due date and three days after it if rent is still unpaid. Each message includes the tenant's pay link.

Can tenants set up automatic rent payments in PropPay?+

Yes. When a tenant pays by bank transfer, they can turn on autopay, and PropPay charges the rent from that bank on each due date. Autopay is bank only, and the tenant can turn it off from their pay link.

What happens if an autopay rent payment fails?+

PropPay emails the tenant and the landlord, leaves the month's rent open and does not retry the charge. The tenant can pay from their pay link.

Can I change the rent amount or due date in PropPay?+

Yes. Edit the tenant in PropPay. A new rent or due day applies to rent posted after the change, so a month already posted keeps its amount.

Can I stop reminders for a tenant who paid in cash?+

Yes. Mark the month paid on the tenant's page in PropPay, and the remaining reminders for that month stop.
