PropPay pricing:
free for landlords.

PropPay costs landlords nothing: there's no subscription, setup fee or contract. Each payment carries a service fee of 0.5% + $1, at most $10. A bank payment costs just that, and a credit card payment adds a card fee of up to 3%. By default the tenant pays the fees, so the landlord receives the full rent.

Pricing FAQ

Questions about PropPay pricing.

From the blog: ACH vs card rent payments

How much does PropPay cost?+

PropPay is free for landlords, with no subscription, setup fee or contract. Each payment carries a service fee of 0.5% + $1, at most $10, plus a card fee on card payments, and by default the tenant pays them.

How does PropPay make money if it's free?+

From the service fee on each payment, after the payment processor's cost is paid out of it. PropPay keeps at least $1 a payment. There are no subscriptions, upgrades or paid add-ons.

What is the fee for paying rent by bank with PropPay?+

Just the service fee: 0.5% of the rent plus $1, never more than $10. On rent under about $1,000 a small bank transfer fee is added so the processor's cost is covered, so $500 rent costs $5.04 and $1,000 costs $6. The tenant pays it by default; a landlord can choose in Settings to cover it instead.

What is the fee for paying rent by credit card with PropPay?+

The service fee (0.5% + $1, at most $10) plus a card fee of 2.9% and 30 cents, capped at 3% of the rent, so the landlord still receives the full rent. On $1,500 rent the tenant pays $1,553.50. Cards are off until the landlord turns them on; when the tenant pays the card fee, card payments need rent of $100 or more and aren't offered in states that don't allow card surcharges. Debit cards aren't accepted.

Is there a limit on tenants or payments in PropPay?+

No. PropPay has no limit on the number of tenants or payments, and the fees are the same for every landlord.
