Context

Why do small landlords look for a Buildium alternative?

Mostly because of price and scope. Buildium is built for property management companies: its Essential plan costs $65 a month for up to 20 units and $84 for 21–40 units, with 10% off when you prepay a year. Growth starts at $202 a month and Premium at $420, and both require a paid onboarding service whose price isn’t published.

Buildium also charges per use on its entry plan: $2.35 per incoming EFT (electronic funds transfer) payment, 2.99% on cards, $99 per bank account set up for online payments, and $5 per e-signed document. Screening is $17 paid by the manager or $35 paid by the applicant.

For a landlord with a handful of rentals, that is more software than they need. For a manager handling owners’ money, Buildium’s owner portal, bank reconciliation and 1099 e-filing are genuine strengths, and the right alternative needs the same.

  • Trial: none; the free plan serves instead.
  • Standout: free listing syndication, applicant-paid screening, ACH and card rent, lease e-signing on paid plans and native mobile apps.
  • Drawbacks: paid plans are billed yearly; tenants pay $2 per ACH payment on Free and Essentials and 3.49% on cards. Not built for managing other owners’ properties.
04 / TenantCloud

TenantCloud: low-cost DIY landlord software

05 / RentRedi

RentRedi: one flat price, every feature

Suits landlords who want rent collection, screening, listings and maintenance for one low price, with no per-unit charges.

  • Price: $12/mo billed annually, $20/mo billed every 6 months, or $29.95 month to month. Unlimited properties, tenants and teammates.
  • Trial: none; RentRedi offers a 30-day money-back guarantee.
  • Standout: every plan has the same features, including rent collection, accounting, screening, listings, messaging and maintenance.

Suits landlords who want a dedicated rental bank account, automatic expense tracking and Schedule E reports, with rent collection attached.

What would 10 or 30 units cost per year?

Payment fees often matter more than the subscription. On a $1,500 rent paid by bank, LandlordOS costs the landlord $6.00–$7.00 per payment by plan and the tenant pays nothing extra; PropPay’s fee is $8.50, paid by the tenant by default; RentRedi charges the tenant $1 and TurboTenant $2 (free on Pro). DoorLoop’s yearly discount of up to 25% isn’t included.

How to choose

How do you choose the right Buildium alternative?

Decide first whether you manage your own rentals or other owners’ money. That one question rules out half the list.

  1. STEP 01

    Own units or owners’ units?

Managing for other owners needs owner statements, an owner portal and trust accounting: look at LandlordOS for Property Managers, DoorLoop or AppFolio. Your own rentals don’t.

  2. STEP 02

    Filling or keeping tenants?

Frequent vacancies favor TurboTenant, TenantCloud or RentRedi for listings and screening. Stable tenants favor tools focused on rent and books.

  3. STEP 03

    Decide who pays fees

Free tools usually charge the tenant per payment. Decide whether you’d rather pay a subscription, pay the fee yourself, or pass it on.

  4. STEP 04

    Check tax time

If you file Schedule E, check which plan includes the report. LandlordOS and Baselane include it on their lowest plan; others start higher.

FAQ

Common questions

What is the best Buildium alternative for a small landlord?+

For a landlord with fewer than about 20 units, LandlordOS, TurboTenant, TenantCloud, RentRedi and Baselane all cost far less than Buildium’s $65 a month. TurboTenant and RentRedi are strongest for listings and screening, Baselane for banking, TenantCloud for apps and card payments, and LandlordOS for Schedule E books and fee-free rent for tenants.

Is there a free alternative to Buildium?+

Yes. PropPay, TurboTenant’s Free plan and Baselane’s Core plan cost landlords nothing per month. In each case online payments carry a per-payment fee, which the tenant pays by default on PropPay and TurboTenant Free.

What is a Buildium alternative for small property managers?+

DoorLoop is the closest like-for-like option, with owner and tenant portals, accounting and an API, from a $199 monthly minimum. AppFolio suits managers with 50 or more units. LandlordOS for Property Managers is priced per door from a $79 monthly minimum, with owner statements, an owner portal and trust accounting with three-way reconciliation.

Who makes LandlordOS and PropPay, and is this list biased?+

DomoDomu makes LandlordOS and PropPay, so we have an interest in them. To keep the list useful, every competitor’s details come from its own public pricing and help pages, checked on November 3, 2026 and linked below, and each entry says where that product does more than ours.

Can I move my data out of Buildium?+

Usually, yes. Most landlord tools import properties, units, tenants and leases from a spreadsheet. LandlordOS imports a portfolio directly from a Buildium export or a spreadsheet. If you prepaid Buildium annually, check your renewal date before you switch.
